Then the smell that won't leave.

Musty air is usually the first sign, weeks before you see anything. By then it is in the drywall, the insulation or under the floor. Bleach and paint hide it for a season. It comes back when the humidity does.

Add-ons

Five steps. Every job.

Based on the IICRC S520 remediation standard. Small jobs get the same steps as big ones.

  1. Inspect

Find the growth and the moisture feeding it. Written scope and price.

  2. Contain

Plastic walls and negative air seal the work area from the house.

  3. Remove

Moldy drywall, insulation and carpet come out bagged. Structure gets HEPA vacuumed.

  4. Dry & treat

Dehumidifiers bring materials back to normal. Surfaces that stay are treated.

  5. Rebuild

Drywall, paint and trim put back, plus a photo report and clearance test if you want one.

Why Atlanta homes grow mold.

Humidity stays high from May into October, and a lot of Metro Atlanta housing sits over vented crawlspaces or finished basements cut into red clay. Warm, wet air meets cool walls and ductwork and condenses.

The rest are simple: bath fans that dump into the attic, slow leaks behind dishwashers, AC condensate lines that back up in July. Removing mold without fixing the moisture means paying twice, so we point out the source every time.

How much does it cost?

Small jobs like a bathroom ceiling or a closet wall start at $449. Attics start at $950, crawlspaces at $895 and basements at $1,295. An inspection is $249 and is credited in full if we do the work. Air testing starts at $269 with two samples. Your exact price is fixed in writing after the inspection.

Do I need mold testing?

Not always. If mold is visible and the cause is clear, testing rarely changes the plan. It is worth it when you smell mold but cannot find it, when someone has health concerns, for home sales, and after remediation to prove the area is clean.

Will bleach or paint fix it?

No. Bleach does not reach into drywall and wood, and paint hides growth that keeps going underneath. Affected porous material has to come out and the moisture has to be fixed.

Do we have to leave the house?

Usually not. The work area is sealed and kept under negative pressure, so air flows into it rather than out to the rest of the house.

Does insurance cover it?

Mold from a sudden leak, like a burst pipe, is often covered. Mold from long-term humidity usually is not. We give you a photo report and written scope either way.

Does Georgia license mold companies?

No. Georgia does not issue a state mold remediation license, so ask any company which standard they follow, how they contain the work area, and whether they support independent clearance testing.
